Subletting occurs when a tenant who is currently renting a property leases it out to another person (the subtenant) for a period of time. The original tenant remains on the lease and is responsible for the rent and any damages. The original tenant is still legally responsible for paying the landlord, even if the subtenant fails to pay.
Renting a house involves directly leasing a property from the landlord or property management company. You sign a rental agreement (or lease) with the landlord, and you become the primary tenant. Legal Responsibility: You are solely responsible for paying rent directly to the landlord and for maintaining the property according to the lease terms.
